Tenant insurance is very important to have. It provides essential financial protection and helps you recover in the event of an unexpected incident.
Tenant insurance may help cover:
- The replacement of your personal belongings in case of theft, fire, or other covered losses.
- Temporary housing costs if you are unable to live in your unit due to a covered event.
- Charges you may be responsible for if you accidentally cause damage to the building or another person’s property.
- Civil liability coverage, including legal costs, if a claim is brought against you for bodily injury or third-party property damage.
Having tenant insurance offers valuable peace of mind and protection when you need it most.
You must obtain written authorization from your building manager before proceeding with a lease transfer.
Please note that you are responsible for finding a candidate to take over your unit. You may advertise the unit to assist in your search; however, all potential candidates must be approved by management following a full review of their application.
Lease Transfer Fees
- $75 per application review (at your expense)
- $50 additional fee for each extra applicant added to the file
- If a guarantor is required, a non-refundable $75 review fee will be charged to the candidate
- The initial $75 evaluation fee must be paid by the current tenant
Required Documents (from the candidate)
- Proof of income
- Valid photo ID (e.g., passport or driver’s license)
- Completed application forms

Important: Upon approval, the candidate must pay the first month’s rent before signing the lease transfer documents.
Example Scenario
If a candidate moves in on September 15, the first month’s rent payable to management will be for October.
You remain responsible for the rent for September, as you are liable under the lease until the official transfer takes effect on the first day of the following month.
You may, however, arrange a private agreement with the candidate for reimbursement of a portion of the September rent (for example, half the rent for a mid-month move-in).
Please remember that you remain fully responsible for the unit until a candidate is approved and the lease transfer is completed.
Late fees may apply, and you may receive a formal notice. Repeated late payments can lead to legal proceedings, including a request for lease termination.
