At Karmel, we value dedication, teamwork, and excellence. We are looking for a Building Maintenance Attendant – Day Team to join our dynamic maintenance department and help ensure our rental properties remain clean, safe, and welcoming for all residents.


Job Summary

The Building Maintenance Attendant reports to the Team Leader – Maintenance and is responsible for maintaining the interior and exterior of rental units, as well as common areas. You will work closely with our technicians to provide consistent and high-quality service to our residents. This role combines routine cleaning, preventive maintenance, and urgent response to ensure the proper functioning of our properties.


Your Role

Primary Responsibilities:

Heavy Maintenance & Cleaning:

  • Clean common areas, including lobbies, hallways, garages, and other shared spaces, following established checklists and standards.
  • Manage garage and storage areas to ensure proper use and organization.
  • Operate industrial vacuum cleaners, wash windows, carpets, corridors, and halls.
  • Empty trash and recycling bins, and manage waste disposal according to schedule.
  • Sweep, mop, polish, and wax floors and stairs as needed.

Preventive Maintenance:

  • Carry out scheduled preventive maintenance tasks.
  • Recommend additional services such as painting or repairs when necessary.

Inspection & Reporting:

  • Inspect properties and facilities to ensure cleanliness and safety standards are met.
  • Document and report any anomalies to the Team Leader.

Other Tasks:

  • Close maintenance work orders in Building Stack.
  • Move heavy furniture, equipment, and supplies when needed.
  • Receive, store, and transport materials and appliances to the appropriate locations.
  • Respond to urgent situations requiring immediate action to secure the premises.
  • Distribute notices related to major repairs or incidents.
  • Assist in cleaning and disinfecting apartments ready for new tenants, as required.

Requirements & Desired Profile

  • High School Diploma (DES)
  • 3–5 years of experience in a similar role, preferably in building maintenance and repair of rental properties
  • Valid driver’s license
  • Ability to lift and move at least 50 lbs
  • Bilingual (French and English) considered an asset
  • Strong manual dexterity and physical stamina
  • Ability to manage multiple tasks simultaneously and work under time constraints
  • Attention to detail, initiative, and problem-solving skills
  • Adaptability, flexibility, and teamwork skills
  • Willingness to work outside normal hours for urgent tasks
